“I hired Jeff Garcia to conduct a home inspection of my place even though I was not moving. Having already lived in my one-story ranch for seven years, it was more for peace of mind. How much wear and tear could there be?

Turns out, plenty.

The most important structural issue Jeff discovered was hidden deep inside my attic: an exhaust pipe connected to the gas heater in my basement leading to the roof had never been connected at one elbow joint. For the last seven years, dangerous fumes had been accumulating in my attic – a major health risk and huge oversight by the initial home inspector I hired when I purchased my house. I suspect the reason the issue had been missed the first time was the location of the elbow joint, a difficult-to-reach area deep in the crawl space of my attic. Jeff made it up there with no small amount of difficulty, grit or determination; and I’m thankful he did. I only wished I hired Jeff the first time around.

The rest of the inspection went smoother. Jeff discovered several issues that would have led to costlier repairs later, like a damaged rain gutter and a shifting concrete slab in the backyard.
